The Dos and Don’ts of Staging Your Home During the Holidays

I saw mommy kissing Santa Claus, right beside the “for sale” sign on our yard. That’s how the song goes right?

Selling your home during the winter months can be a double-edged sword. The buyers who are shopping during this time of year are serious. However, staging your home for sale around the holidays can be challenging if you like to get your home into the festive spirit. To help you stage your home like a pro this winter, here are our dos and don’ts:

DO Aim for a Cozy Vibe
During the cold, harsh Hamilton winters, what we all want is to come home to a warm and cozy space. You can show potential buyers how perfect your home is for this time of year by playing up the cozy aspects. If you have a fireplace, turn it on for showings. Place throw blankets on the arms of sofas and light a candle that smells like pine trees or cookies baking in the oven.

DO Declutter and Depersonalize
Like other times of the year, you want to depersonalize your home to sell. Remove family photos off the walls and the fridge. Tuck any holiday greeting cards you’ve received into a box or drawer. If your showing is after the gift opening is done, put away all gifts and remove any lingering wrapping paper.

DON’T Go Crazy on Exterior Décor
Curb appeal matters all year round, but especially in the winter. When a potential buyer pulls up, will they be put off by the copious number of inflatable elves scattered across the lawn? Or will they be pleasantly surprised by a home that looks well taken care of and tastefully primed for the holidays? We recommend skipping the inflatable decorations. Instead, opt for a gorgeous wreath on the front door and some simple, elegant festive lights along the walkways.

DON’T Overwhelm a Small Space
If your main living space is on the smaller side, be cautious of that while decorating and staging. A large, cumbersome tree can overwhelm a small room and make it look even more cramped, so opt for a narrower and shorter tree.

DON’T Clash with the Current Design
No one is saying you have to go with a red and green colour scheme in your holiday décor. This is especially true if your current design would clash with those colours. Consider other holiday palettes like gold and silver metallics, or even icy blue and white.
